About Scott Rosengrants

Scott Rosengrants grew up in Colorado and built his real estate career here. Before founding SFL Capital, he self-managed a personal rental portfolio exceeding $4 million across six acquisitions in the western Denver market, and advised on more than $260 million in residential real estate transactions across the Denver metro.

In 2024, Scott closed SFL Capital's first acquisition: 4th Avenue Townhomes, a 13-unit property in Lakewood, financed with a seller-financed note. In 2025, he followed with Hilltop Apartments, a 16-unit property less than a mile away, structured with an 85% loan-to-value seller-financed note and no prepayment penalty — the kind of flexible, off-market financing that rarely gets offered to buyers without direct broker relationships in the submarket.

Both deals reflect the thesis SFL Capital is built on: undervalued, well-located Class B/C multifamily in the 15 to 30-unit range, financed creatively, renovated conservatively, and held long enough to compound. Scott invests his own capital in every deal alongside SFL's investors — the same money, the same risk, the same upside.
